What are the closing costs when buying in the Dominican Republic?
Plan on roughly 4.5% to 5.5% of the purchase price in closing costs. On a $200,000 property, that's about $9,200 to $10,500, according to one public buyer's guide (DR Listings). The costs usually include: • Property transfer tax • Lawyer's fees • Notary fees • Title registration A few things that change your number: • New builds from a developer can have different costs than resale homes. • An SRL adds setup and yearly paperwork. Public guides put setup at about $2,000 to $5,000. • Annual property tax (IPI) is 1% of the value above a threshold, around RD$10.19 million (about $166,000). Thresholds get updated, so confirm the current one. Before you sign, ask for the full cost list in writing. I send my buyers a cost sheet for every property.
