Can a foreigner buy property in the Dominican Republic?

Yes. Foreigners have the same property rights as Dominican citizens. You don't need residency or citizenship to buy. You can hold the title in your own name or through a Dominican company (SRL). Many investors use an SRL for rental income and tax planning. Talk to a tax advisor before you pick. A few things to know before you buy: • Hire your own independent real estate lawyer. Don't use the seller's. • Your lawyer checks the title, liens (gravámenes), and the land survey (deslinde). • You only legally own the property once the title is registered in your name. • Beachfront land has special rules. Ask before you fall in love with a lot. I'm a licensed broker in the Dominican Republic (AEI-certified) and New York. I work with US and Canadian buyers every week.
